Cleanliness is one of the categories guests rate separately on the main short-let platforms, and it is the one your cleaner controls. In London, the gap between a 10am check-out and a 3pm check-in is where that rating is won or lost. This guide covers what a changeover involves, what London cleaners typically quote for one, how linen and keys work in practice, and what to agree before you hand anyone a lockbox code.

What a changeover includes

A changeover (also called a turnover) is not a regular domestic clean. It is a reset to the state shown in your listing photos, done inside a fixed window, with beds remade, bathroom and kitchen sanitised and every guest-facing item checked. Most cleaners who do short-let work split the job into three tiers.

The middle column is where most disputes start. If you never agree a rota for the oven or the fridge, they will not get done, and the cleaner will be right to say they were never asked.

What a changeover costs in London

Cleaners who do short-lets almost always price per changeover rather than per hour, because a host needs a fixed number to build into the cleaning fee. As an indicative guide only, a changeover for a 1-bed London flat is commonly quoted in the £40 to £80 range excluding linen. Two- and three-bed properties, second bathrooms and same-day windows push that up. What moves the price:

How hosts pass the cost on: the main platforms let you add a cleaning fee per stay, and many hosts set it at or near what the cleaner charges. Others build part of it into the nightly rate to keep the visible fee low. Either way, remember that a fixed fee weighs more heavily on a two-night booking than a ten-night one, which is one reason hosts set minimum stays.

Linen: your own laundry or linen hire

There are three workable approaches in London, and the wrong choice is the most common reason changeovers overrun.

  1. Wash on site. Only realistic if the flat has a washer and a dryer, and the gap between guests is long enough for a full cycle plus drying. A wash-and-dry cycle can take longer than the clean itself. Some cleaners start the wash and return, or leave it for the next changeover, which needs a spare set.
  2. Host-owned sets rotated off site. You buy three sets per bed and towels to match. The cleaner takes the dirty set away and returns it laundered, or drops it at a local laundrette service, and you agree a per-set price for the laundering. This is the usual set-up for one or two properties.
  3. Linen hire. A commercial linen service delivers pressed, hotel-style sets and collects the used ones on a schedule. You need storage space and enough turnovers to justify the schedule, but the look is consistent and you do not own the stock.

Whichever you choose, agree who buys the linen, where clean sets are stored, how many sets exist, and what happens to a stained or damaged item.

Keys, lockboxes and access

Most London short-lets use a lockbox or a smart lock. Give the cleaner their own persistent code rather than reusing a guest code, change guest codes between stays, and never leave a labelled key anywhere. Check your building's rules before fitting a lockbox to a communal door or the outside of a block; some managing agents do not allow them, and a concierge arrangement may be needed instead.

Agree what the cleaner should do if a guest has not left at check-out time, and give them a way to reach you quickly. A cleaner standing in a hallway for forty minutes is time you will be asked to pay for.

Same-day turnarounds and calendar sync

Share your booking calendar with the cleaner. The main platforms allow you to add a co-host with limited permissions or to share a calendar feed, and either lets the cleaner see check-in and check-out dates without you forwarding every booking. Then agree:

Back-to-back bookings with a short window are where most short-let operations break. If you are new to hosting, a one-day gap between bookings costs you a night but buys a great deal of reliability.

A checklist and photo reporting

Write a one-page checklist, room by room, and include the specific things guests complain about: hair in the shower, crumbs in the toaster, a smudged mirror, a dusty fan, a smell from the drain, a remote with flat batteries. Give the cleaner a copy and keep one in the flat.

Ask for photos of each room on completion, plus a photo of anything damaged or missing, sent to a shared WhatsApp group or similar. Timestamped photos are your evidence in a damage dispute and your quality check when you cannot visit yourself. They also protect the cleaner if a guest later claims the flat was dirty on arrival.

Restocking and consumables

Decide the list: toilet roll, hand soap, bin liners, dishwasher tablets, washing-up liquid, tea, coffee, sugar, and any toiletries you provide. Then decide who buys. The two common arrangements are a locked cupboard the host keeps stocked, with the cleaner reporting when levels are low, or the cleaner buying and invoicing with receipts. Agree minimum levels per item so "low" means the same thing to both of you.
